Q: Better Business Bureau
A: We Buy Homes In Tucson is a member of the Tucson Better Business Bureau and is in good standing.
Q: What if your house is currently listed with a real estate agent?
A: If your house is currently listed with a real estate agent we cannot help you. Your listing agreement prevents you from selling your house to someone without owing your real estate broker a commission per your listing agreement. Houses that are listed in the MLS are ones that we do not buy!
Q: What will our service cost you?
A: Nothing! We do not charge to talk about your situation and there are NO commission fees when selling your house to us. In fact, in most situations, we pay all your closing costs.
Q: Am I under any obligation?
A: If you call us or fill out the form on the “Sell Your Home” page you are under NO obligation to sell your house to us and you can accept or reject what we offer you. You have total control and choice as to what you want to do.
Q: Is my information confidential?
A: Absolutely 100%. Your privacy and confidentiality is of the utmost importance to us. We will treat you with professionalism, respect, and understanding and keep your situation completely confidential.
Q: Moving Out: Do You Have To Clean and Take Everything?
A: When you move out you don’t have to clean the house. Plus you can take what you want and leave what you don’t want. We make moving super easy for you!
Q: What If You Don’t Have The Money To Move?
A: In some situations, we will close on your house, and get you your CASH while letting you live in your house rent FREE until you find a new place to live.
Q: How does the process work to sell my house?
A: First, contact us or fill out the form on the Sell Your House Page. One of our solutions specialists can contact you within 24 hours. We will then ask you a few more questions to find out how we can meet your needs. We may be able to make you an offer right over the phone or in most cases schedule a time to view the property and make an offer in person.
We keep things simple and easy for you. Our commitment is to build TRUST throughout the process and keep you informed every step of the way. We will NOT surprise you; surprises are best kept for birthdays!
Q: What sort of homes do we buy?
A: We buy houses in any area of town, any condition, any price range, and any situation. We will buy your house in AS IS condition. You don’t need to do any repairs!
Q: How do you determine the exact price you will pay for my house?
A: Our solutions specialists consider a variety of factors when determining a cash price for your house. Prior to making you a cash offer we will evaluate:
- You the homeowner’s opinion of your house’s value
- Current market conditions
- The current condition of your house
- The cost and extent of the repairs and renovations that are required
- The amount of time it will take to complete repairs and renovations
- The “AS IS” value of your house compared to other similar homes in the area
- The amount of real estate commissions and fees required to sell the house after repairs and renovations
- The cost of maintaining the house during repairs, renovation, and the time it is sold. These costs typically include: insurance, taxes, utilities, HOA fees, interest on investors’ money, etc.
Q: What do you mean by “any condition, any area, any price range, or any situation”?
A: Your situation does not matter. If you are in foreclosure, home needs major repair, home is currently rented, ect. it does not matter. WE CAN BUY YOUR HOUSE!
Q: Are you REALTORS®?
A: We are a real estate investment and solution company that assists in solving people’s real estate problems. We buy homes for cash and close quickly. There is never a charge or commission when we buy your property. However, if listing your property is the best solution for you we can connect you with a top agent.
One member of an LLC that we vest title in is a licensed agent in the state of Arizona.
Q: If I know of a property your company may want to buy do you pay a referral fee?
A: YES! Maybe there is a house that you are aware of that is run down or vacant and the sellers need to sell fast. Please refer them to us! We will pay you up to $500 for the referral if we buy the property.
Q: Do you pay fair prices for properties?
A: Many of the houses we purchase are below market value (we do this so we can resell them at a profit to another homeowner). We are looking to get a fair discount on a property. However, in our experience, many sellers aren’t necessarily expecting a large “windfall” on the property but rather appreciate that we can offer cash, we close very quickly (no waiting for financing), and no time or effort or expense is required on your part of fix up the property or pay agent fees. If that’s what you’re looking for and you see the value in getting your house sold fast… let’s see if we can come to a fair win-win price. Q: How do you determine the price to offer on my house?
A: Great question, and we’re an open book: Our process is very straightforward. We look at the location of the property, what repairs are needed, the current condition of the property, and values of comparable houses sold in the area recently. As you know, house values have taken a huge hit in the last 5 years and most areas still haven’t seen prices come back up. We take many pieces of information into consideration… and come up with a fair price that works for us and works for you too.
Q: Are there any fees or commissions to work with you?
A: This is what makes us stand out from the traditional method of selling your house: There are NO fees or commissions when you sell your house to us. We’ll make you an offer, and if it’s a fit then we’ll buy your house (and we’ll often pay for the closing costs too!). No hassle. No fees. We make our money after we pay for repairs on the house (if any) and sell it for a profit (we’re taking all of the risks here on whether we can sell it for a profit or not, once we buy the house from you… the responsibility is ours and you walk away without the burden of the property and its payments… and often with cash in your hand).
Q: How are you different from a real estate agent?
A: Real estate agents list properties and hope that someone will buy them. The agent shows the properties to prospective buyers if there are any (the average time to sell a property in many markets right now is 6-12 months) and then takes a percentage of the sale price if they find a buyer. Oftentimes, the agent’s commission is 3-6% of the sale price of your house (so if it’s a $100,000 house, you’ll pay between $3,000 – $6,000 in commissions to an agent). Agents provide a great service for those that can wait 6-12 months to sell and who don’t mind giving up some of that sale price to pay for the commissions. But that’s where we’re different: We’re not agents, we’re home buyers. Our company actually buys houses. We don’t list houses. Since we’re actually the one buying the house from you, and we pay with all cash… we can make a decision to buy your house within a couple of days (sometimes the same day). Again, we make our living by taking the risk to buy the house with our own cash, repair the house, and market it ourselves to find a buyer (which is the hard part in this market).
Q: Is there any obligation when I submit my info?
A: There is absolutely zero obligation for you.
